ITALY, BUT EASIER.
YOUR ITALIAN REAL ESTATE PARTNER FOR CHOOSING AND RESTRUCTURING A PROPERTY
We started years ago to follow the projects of second-generation Italians who wanted to restore their families' homes and over time, by word of mouth, we acquired a portfolio of foreign clients. Experience has taught us that unlike those who build a house out of necessity, those who choose to build a house in Italy coming from abroad is more often something to do with a dream, an emotion, a life choice. But this ethereal atmosphere then clashes with the well-known complexity of the Italian reality: layered regulations that are difficult for foreigners to understand, estimates that are difficult to comprehend, poor English skills. So often the dream risks becoming a nightmare, but Italy is first and foremost a pleasure, if you don't enjoy it what's the point?
HERE'S WHERE WE WORK:
HERE'S HOW WE CAN HELP YOU:
GET A FISCAL CODE
The first step to take if you intend to buy a property in Italy is to put yourself in a position to do so: it is therefore important to go to the Agenzia delle Entrate and obtain your Italian tax code. We carry out this service for you, collecting the necessary documents and instructing the file correctly. That's it, now you are really ready to say ‘Yes, I'll buy it!’
PROPERTY SEARCH
Sometimes the customer has already seen the right house for sale, sometimes he knows what he wants but cannot find it: the network of real estate agencies we know helps us to find the right property for you. But will it really be the right one?
SITE SURVEYS AND REAL ESTATE CONSULTING
We go and see the property for you, produce a report and, if possible, an analysis of the critical points manufactured. We can also provide drone footage and for more complex buildings immersive surveys. Then we analyse with you the pros and cons of the operation, also on the basis of what local regulations allow on the building, and give an estimate of the value of the property. "That's it, we're buying it!"
RENOVATION PROJECT
We start with the preliminary design and once the guidelines have been established, we carry out all the design phases, from architecture to structures to interior design. We ensure that the design is compatible with local regulations and can give an increasingly precise quotation as the project is defined. "What if it is a historic building?"
HISTORICAL RESTORATION
This is where we really make a difference. Yes, we now design many new sustainable and nearly zero-energy buildings, but our story begins with the renovation of historic buildings. Ancient materials, techniques and atmospheres that require a lot of skill to preserve while making the property safe and comfortable. "Now how do we furnish it?"
INTERIOR DESIGN
Directly with our interior designers or partner companies we also realise all interior finishes, lighting and furnishing proposals. Through traditional or immersive 3D, you can see your future home wherever you are. "Let's start building!"
WORK SUPERVISION
We follow all the construction sites of our projects. After checking the contract for you and selecting the contractor by tender, a project manager is assigned to each construction site who monitors the execution of the works and integrates any necessary information to the construction company. "What else?"
PLANTS AND ENERGY SAVING
We attach great importance to comfort, which is why we employ well-trained planners for the design of nearly zero-energy buildings and minimally invasive, next-generation systems.
