Buying a home is a major life event that requires a significant investment—not only financially, but also mentally: Is this the right home? Will it be worth what I paid for it? Are there any factors I haven’t considered? These are the most common questions our clients ask us as we guide them through their property search. We’re there from the very start, leveraging our network of contacts in the real estate industry and the numerous leads provided by private individuals. We compare prices, assess feasibility and the costs of renovations, review tax incentives, and carefully analyze the technical documentation to ensure everything is in order, both before and after the notarial deed.
LOOKING FOR A HOME
We are not a real estate agency, but we work with leading local agencies that refer properties to us that match the criteria requested by our clients. The relationship of trust we have established allows us to filter out many listings that, for one reason or another, would prove unsuitable anyway. Once we have identified a shortlist of properties, we present it to the client for their consideration, and then assist them in negotiating with the real estate agent.
DOCUMENT VERIFICATION
If the real estate agency has not already done so—for example, because the transaction is between private parties—we will verify that the property documentation is in order. This aspect, which many consider secondary, is in fact the root cause of the major problems, delays, and legal disputes associated with real estate transactions.
TECHNICAL ANALYSIS OF THE PROPERTY
We conduct the necessary on-site inspections to assess the condition of the property, identify any hidden defects, and evaluate the condition of the walls, roof, and systems. Based on our findings, we can also determine the property’s actual energy performance (which is quite different from the certification!) and identify opportunities for improvement.
THE HOUSE TO COME
At the client’s request, we can also explore how the home can be adapted to their needs, bringing out its hidden potential: in fact, homes are often passed over because they don’t make an impression on the buyer, but with a few minor adjustments, they could have been their ideal home! If all goes well, we’ll prepare the documents for the notary, and the home is yours!
