The restoration, structural reinforcement, and energy retrofit project for the Casa dello Scalpellino

The renovation, energy retrofit, seismic retrofitting, and expansion project for the Casa dello Scalpellino under the “Piano Casa” initiative was conceived and carried out by us. Due to the results achieved, the innovative technical solutions adopted, and the full utilization of available tax incentives, the project has been the subject of several conferences, including Aedifica The Camp — Building Tomorrow, the major event on innovation in construction in Veneto, organized by Confartigianato Vicenza.

BEFORE - The house in need of renovation

The building in question was a historic structure with stone walls and wooden floors dating back to the early 1900s, located in a small village in the Alpago region, in a stunning panoramic setting overlooking Lake Santa Croce. Because it was impossible to heat the building in winter, it had long been used as a summer vacation home; however, the owner contacted us to see if, thanks to current incentives, it would be possible to renovate the building to make it livable 365 days a year.

PROJECT - A detailed study

Together with the client, we immediately set ambitious goals: to seismically retrofit the building, make it suitable for use as a residence, and bring the building up to Class A energy efficiency standards, even without being able to install exterior insulation.

To meet all the performance targets required by the Sismabonus, Ecobonus, and Bonu Casa regulations (offering tax deductions of 80%, 65%, and 50%, respectively), it was essential to coordinate all work on systems, insulation, structural reinforcement, and wall restoration. All structural joints and thermal bridges were analyzed, and a new layout for the interior spaces was defined, converting the attic into a loft.

CONSTRUCTION SITE - Project Coordination

We personally oversaw every stage of the project, from drafting the specifications and collecting and comparing bids to the handover of the keys. We maintained a constant presence on-site, coordinating both the construction and mechanical/electrical contractors as well as the other professionals involved, and identifying opportunities for improvements as the work progressed.

COMPLETED PROJECTS - A Comfortable Home

After reinforcing the structural elements, we completed our work by finishing the interior, preparing the space for furnishing—some of which was sourced in collaboration with Spazio 900. We also retrieved the stones from the old "larin" (local name for open fireplace) and the sink—all hand-carved pieces—from storage, positioning them to stand out within the building’s new layout. The old attic has now been transformed into a splendid, bright, independent loft apartment, overlooking the beautiful panorama of Lake Santa Croce.

 

From an energy standpoint, the building—once uninhabitable in winter—is now warm and comfortable, yet also economical: it generates more energy through its solar panels than it consumes for heat pump heating. Suffice it to say that measurements taken on the coldest mornings of the 2018/19 winter showed an energy consumption of 1.2 kWh to maintain the indoor temperature of the entire home between 19 and 20 °C: the entire building is heated using less electricity than a hair dryer consumes! The building was ultimately classified as Class A4, representing the highest performance level among Class A buildings.
