We have always believed in the renovation of existing buildings, perhaps because where many see only an old structure, we see great potential. Working with existing structures is also a more professionally stimulating challenge, because we don’t have carte blanche: we must inspect the structures, preserve significant existing elements, and identify the appropriate energy-efficiency measures—all while redesigning the spaces and their functionality. This is the primary testing ground we have chosen to put our training and experience to good use.

SURVEYS AND INSPECTIONS OF THE BUILDING

The first essential step is a thorough analysis of the building’s condition to assess its structural integrity and determine its energy profile, as well as to identify any issues such as leaks, rising damp, and mold. With the drawings in hand, it will be easier to discuss the client’s needs, expectations, and budget.

PRELIMINARY DESIGN

We prepare an initial conceptual design to present to the client, including a 3D rendering. The design already incorporates initial considerations regarding architectural composition, structural reinforcement, and energy efficiency upgrades. A preliminary cost estimate is prepared to assess the scope of the work.

STRUCTURAL ANALYSIS

The first issue that must be carefully analyzed is the structural soundness of the building, as it makes no sense to invest one’s savings in buildings that do not meet adequate seismic safety standards. In the most extreme cases, this may lead to the demolition and reconstruction of the building, with consideration given to technologies such as timber or reinforced masonry construction; in other cases, reinforcement work is carried out tailored to specific needs.

ENERGY ANALYSIS AND COMFORT DESIGN

A healthy home can change your life. We must start from this premise to understand the importance we place on comfort, even before considering the simple economic aspect of energy savings. A well-insulated, well-lit, and well-ventilated building is one that improves our well-being and makes us feel good. We therefore study the most suitable interventions for both the building structure and the systems, evaluating all options using a specialized simulator and determining the best solution.

ADMINISTRATIVE PROCEDURES, PERMITS, CONSTRUCTION MANAGEMENT, AND CONSTRUCTION SITE SAFETY

Once the scope of work has been determined and we have reviewed the quotes from both contractors recommended by the client and those we trust, we proceed with the project and the application for permits. We handle all the paperwork for tax deductions on renovations and energy efficiency upgrades with ENEA; we will oversee the progress of the work and ensure site safety until the keys are handed over to the client. Upon request, we also handle and oversee the interior design.
